Here’s a comprehensive guide to our domestic septic tank solutions. If your home relies on a septic tank, you’ll know how vital it is for drainage and the disposal of waste water from your kitchen, toilet, bathroom and laundry.
Since the 1980s, Mantair has been the go-to choice for many homeowners in East Anglia, the South of England and further afield, who are seeking expert solutions from domestic septic tank specialists.
If you’ve just moved into a home with a septic tank and have not used our services before, or you’re thinking of switching your service provider, here’s a handy guide as to what you can expect from our dedicated team.
Care And Maintenance Inspections
Our experts are trained to carry out full health and safety checks on domestic septic tanks. As you can imagine, the sewage in tanks contains harmful viruses, bacteria and parasites that can have the potential to cause serious illness if the system is not working correctly. Whilst it may be tempting to carry out an inspection yourself, would you really know what to look for? The experience of a septic tank expert will enable them to spot problems and provide you with advice that will give you the peace of mind of knowing that your tank is being well looked after.
Inspections For Home Buyers And Sellers
If you are thinking of selling or purchasing a property that’s connected to a septic tank, we can carry out an inspection of the system to ensure that it’s working effectively. Our thorough examination will reveal whether the tank is operating at the correct level, if it has failed in the past, any wear and tear, and if it complies with all current legislation.
Emptying
This is another service that’s best left to the experts. Most tanks will require emptying once each year, although some may require more. It’s important that the tank is fully emptied right down to its base to remove all types of fats, oils and sludge. Sometimes, emptying a tank can dislodge the dip pipe which is essential for separating solid and liquid waste. The pipe may fall to the bottom of the tank and must be replaced immediately for the tank to operate properly. We have partnered with a number of local septic tank emptying companies to give you the most cost-effective service.

Installation
We can handle all aspects of septic tank installation in-house. We will start with a free site survey to ascertain the best solution for your site’s needs, ranging from the tank manufacturer, tank location, discharge requirements and visual impact. We’ll make sure that our installation complies with Environment Agency rules and Building Regulations (Approved Document H).
We will also advise on the best location for your soakaway/drainage field. The land where this is situated should be permeable and ideally made of sand, gravel, chalk or clay loam, allowing for waste to percolate through the sub strata. Clay and its sandy or silt varieties should be avoided. Our team will carry out a Percolation Test Procedure on the proposed site to ensure it’s up to the job. This test will determine if the site is suitable and of what size the drainage field would need to be.
If you’re wondering how big a septic tank you’ll need, this is laid out under Approved Document H in the British Building Regulations. The tank should have a capacity of at least 2700 litres to handle the demands of up to four permanent residents. If you have more people living full-time in the property, the size of the tank should be increased by 150-180 litres per person. To calculate the required tank size, take the number of bedrooms in the property and add two, as this is considered the equivalent number of permanent residents.
Conversion And Upgrade
We have developed the Mantair Septic Tank Conversion Unit that effectively converts your existing tank into a small sewage treatment system. This neat bit of kit (even if we do say so ourselves) fits inside a tank and produces effluent that’s clear, harmless and odourless. It’s the ideal solution for homeowners looking for a discreet, reliable and affordable solution.
Fault Fixing And Problem Solving
Our team is ready to help homeowners to fix problems with their septic tanks. Having been in business since the 1980s, there’s not an issue we haven’t seen and solved. So, whether your problem is caused by external elements such as ground movement or tree root growth, or the issue is internal (perhaps the baffle has collapsed or the dip pipe has been dislodged), calling us is the quickest way to get your problem fixed.
Insurance Claims Management
We work in partnership with top drainage claims management providers to help policy holders of domestic septic tanks claim for the cost of repairing or replacing septic tanks. It’s possible that your building insurance policy will cover you for damage caused to your tank and associated pipes.
One of our experts will visit your property to assess the situation and advise whether you can claim. If the answer is yes and your claim is successful, the only cost to you will be your insurance policy excess which is typically £50-150. If the claim is unsuccessful, there is no cost.
Compliance
New rules and regulations relating to septic tank use were introduced by DEFRA and the Environment Agency in 2015. If you own a septic tank, you must comply with the general binding rules laid out in this legislation. We can help you understand the ins and outs of these regulations, specifically how new discharge rules to surface water and the ground will affect you, and whether you need to apply for an Environment Agency Permit to ensure compliance.
